Job Description

  • To assist the Private and Commercial banking front line team with the appraisal/structuring and valuation of both commercial and residential development and investment deals.
  • Where applicable, to place the interests of customers at the centre of all activities, act in a way that is consistent with achieving good outcomes for consumers; and to comply with the FCA and PRA's Conduct Rules. 

 

Key Responsibilities: 

  • Maintain close contact with the bank panel valuers and monitoring surveyors.
  • Own the Valuation & IMS panel.
  • Obtain comparable evidence where possible, quotations and review/customise valuation instruction letters.
  • Where you have the relevant experience, undertake or oversee internal desktop appraisals.
  • Keep teams updated with yield, rent trends, forecasts and property research.
  • Work closely with Private & Commercial bankers and their executives to ensure the growing lending book is well controlled and monitored from a real estate perspective.
  • Provide ad hoc advice to the finance team on property related matters, ensuring alignment with financial reporting and strategic asset objectives.
  • On more complex deals assist Private & Commercial bankers and executives with credit application and presentation to credit committee alongside the commercial banker.
  • Wider Banker Training & Thematic reviews

Risk Management:

  • Assist bankers and their executives in monitoring risk issues across the lending book with specific responsibility in all aspects of real estate metrics.
  • Review and challenge bank appointed secured lending valuations.
  • Help ensure that the real estate risk appetite policy is adhered to.
  • Provide input into the annual review of the Real estate finance policy.
  • Liaise with credit risk department/credit operations to ensure Lending controls relative to valuation approvals are effective.
  •  Keep abreast and advise relevant team members of current Landlord & Tenant/statutory/planning law and trends affecting the current and future portfolio.

Client Service:

  • Client contact with Private & commercial banker from deal inception through to monitoring facilities and problem situations.
  • Self-Starter who is keen to help deliver demanding business targets and ensure unwavering commitment to service excellence.
  • Developing relationships with key stakeholders across the business and develop trust and respect through delivering quality professional advice.
  • Take responsibility for your risk and regulatory performance when assisting with client acquisitions
  • Where required, attend client meetings and site visits in respect of new transactions and monitoring development progress alongside the bank appointed monitoring surveyor. Request and collate all relevant property information from the client in order to assess and prepare credit submission with the commercial banker on an ad hoc basis.

Risk:

  • Responsible for managing risks inherent to the role by diligently observing internal policies and procedures.

Person Specification

Knowledge/Experience/Skills:

  • Background in valuation and appraisal within the valuation division of a large surveying practice or advisory team within a bank.
  • Extensive experience using technical knowledge to assist commercial bankers in underwriting and residential sectors.
  • Comfortable with investment cash flow analysis and development appraisal.
  • Extensive experience of advisory and valuation experience in both commercial and residential real estate property.
  • Experience of appraisal using DCF and NPV techniques.
  •  Good understanding of key risks affecting real estate including Land &Title/ Minimum Energy Efficiency Standard/planning and environmental matters.
